Prime Mortgages charges £495 for a standard residential case. Where the work is materially greater — commercial, bridging, portfolio or complex credit — our fee is 1%–2% of the loan, subject to a minimum of £495, agreed with you in writing before any work begins. Half is payable when you ask us to begin work, and the balance on production of your formal mortgage offer. There is no fee for the initial consultation and no fee for protection advice. We are also paid commission by the lender, and we disclose the amount to you as part of our recommendation. Full details are set out in the Initial Disclosure Document you receive before any advice is given.
We are also paid commission by the lender on completion. The amount is disclosed to you in your illustration and in our recommendation, so you can see the total we are paid from both sources.
Refunds. The engagement fee is non-refundable once we begin work on your behalf — it covers the research, advice and application work we carry out for you. The balance is payable only if a formal offer is produced: if your application does not reach offer, no balance is due.

Where our fee is a percentage, we agree the exact figure with you in writing before any work begins, and it does not change afterwards. The percentage reflects the work involved: these cases take substantially longer to package, involve more negotiation with lenders, and are frequently declined elsewhere.
We offer an impartial mortgage service. We do not place restrictions on the mortgages we have access to, but we will not consider deals that can only be obtained by you going direct to a lender. In some cases the lender we recommend may wish to contact you to discuss your application further.
Where we recommend a lender to you, we provide advice and a recommendation following an assessment of your personal circumstances and requirements. You will normally receive an illustration setting out the fees, costs and charges relating to a particular loan, and you should read all documents carefully before proceeding to legal completion.

Buy-to-let mortgages taken by way of business, some bridging loans and most commercial loans are not covered by this regulation. Regulated mortgage loans and Consumer Credit Act loans are covered by the Financial Services Compensation Scheme up to certain limits. Other loans, such as investment property and buy-to-let loans and commercial loans taken by way of business, are not covered by the FSCS, and the protection that would normally exist under this scheme is not available.
