About Prime Mortgages

Prime Mortgages is a mortgage and protection brokerage based in Edinburgh. We are a trading style of Mortgage Force (UK) Ltd, authorised and regulated by the Financial Conduct Authority under Financial Services Register number 843041. We advise on residential, buy-to-let, commercial and bridging finance, and on the protection that sits alongside it, for clients across Scotland and the rest of the UK.

How we work

Most mortgage advice fails in the same way: someone runs your details through one lender's calculator, gets a number, and treats it as the answer. It is not the answer — it is one lender's opinion. The gap between the most and least generous lender for the same applicant is routinely six figures.

So we start with your circumstances rather than with a product. What your income actually consists of, what your plans are for the next five years, what is on your credit file, and what you are trying to achieve. Then we go and find the lender whose criteria fit that, rather than trying to fit you to a lender.

What we are good at

Straightforward cases are welcome and we do plenty of them. But the work we are known for is the awkward stuff — the cases where a first answer of no was wrong.

Beyond mortgages

Alongside the brokerage we work in property more broadly — letting and property management, off-market investment sourcing, and short and mid-term lets through our sister brand Prime Stays. It means when a client asks whether a deal actually works, the answer comes from someone who works in the property market day to day, not only at the point of arranging the finance.

Our permitted business is advising and arranging deals in non-investment insurance contracts and general insurance, and mortgage and loan first and second charge contracts. Some lending — buy-to-let by way of business, most commercial loans and some bridging — falls outside FCA regulation, and we will always tell you clearly when that is the case.

No. We are not owned by, or tied to, any lender or insurer. Some deals are available only by going direct to a lender and cannot be arranged through a broker — where one of those is likely to be better for you, we will say so.

No. Our Scottish office covers Edinburgh, the Lothians and central Scotland, and we advise clients throughout the UK. Appointments can be by phone or video, and documents are handled electronically, so where you live is rarely a constraint.

Can you help with property investment as well as the mortgage?

Yes. Alongside the brokerage we work in letting, property management and off-market investment sourcing, and run short and mid-term lets through our sister brand Prime Stays. We are happy to look at whether a deal stacks up, not just whether it can be financed.
